  • Q: How long does it take to get a property rented?

    A: Our leasing company has tremendous results! Our normal timeframe is anywhere from 1 to 21 days. We make sure your rental property is competitive in both price and condition to get the job done.

  • Q: Who determines the rental rate for my property?

    A: You do. We provide rental data, personalized advice, and our experience, and then you make the decision.

  • Q: How is Blue Apple different from other property managers in the Denver area?

    A: Simple: First, we are a second-generation, family-owned and operated company. We are here for the long run, and you won’t find a more dedicated team. We manage your rental property as if it were our own! Secondly, we are local residents with years of intense local market knowledge. We know every nook and cranny of this rental market, giving you an edge over your competitors. Finally, we operate a property management system. You don’t have to rely on the knowledge, experience, or availability of just one person. Because our system has been tested, your risks are few.

  • Q: What marketing, if any, is included in the cost?

    A: Our website, a professional yard sign, and our referral network are free to you. We are also a preferred client with a popular rentals advertising website (we get a low rate of $34–$99 per month). If you wish to have your rental home listed in the newspaper, we can also handle that for you, even though there’s less need to use this expensive advertising method now. We can also offer you a variety of customized advertising options to suit your needs.

  • Q: What do I need to do to get my rental property ready?

    A: We can arrange all the details for you. The house will need to be ready for your new tenant to move in. We will use our extensive vendor list and on-staff personnel to help you. Or, if you prefer, you can handle these items. A property that is clean, clutter-free, and in good condition will rent more quickly and get you more money.

  • Q: How can I know what kind of tenant has applied for my house?

    A: Our leasing company has an extensive screening process. We do a credit check, criminal background check, public records search, job verification, landlord reference, and personal interview. With this information, you will be equipped to make an informed decision.

  • Q: What will happen if my tenant does not pay the rent or if they break their lease early?

    A: We will handle all the details for you. Our first priority will be to reestablish cash flow and hold the tenant responsible to their lease agreement. While rare, we have been down this road before and know how to handle all the twists and turns. As our mission statement says, we exist to minimize the risk and inconvenience of owing rental property.

  • Q: How are repairs and maintenance handled at the property?

    A: We have an excellent system in place to handle all the needs at your property. Our goals are to minimize your expenses and never have a surprise on your monthly statement. When the repair request is received, we will send you an email to keep you in the loop. If the repair is expected to be under a pre-determined dollar amount, we will dispatch a vendor. Once the repair is completed, you’ll receive a second email informing you of the cost of the repair and details. You will also see the repair expense listed on your monthly accounting statement.
